What is ice damming?

Snow that melts and refreezes along the edge of a roof’s surface. Ultimately, the result of heat loss

Why is ice damming a problem?

The presence of ice damming can be an indication of much larger issues in a home

  • Liability from dangerous falling icicles
  • Exterior damages to eavestroughs, shingles, soffits, fascia, etc.
  • Interior water ingress and associated damages
  • Interior condensation and associated damages
  • Attic mold growth
  • Higher costs for energy bills

How does ice damming happen?

  • Interior heat rises to the roof’s peak
  • Temperature at peak above freezing; causes accumulated snow to melt
  • Melted snow travels down sloped roof
  • Eavestroughs or other roof overhangs catch and hold water
  • Temperature at overhangs below freezing; is not heated by interior
  • Sub-zero temperatures cause water to refreeze, creating a dam along the roof’s edge

What do you look for during a roof assessment?

We look for wear and tear as well as problems that may already be present.

  • Drainage issues
  • Exposed penetrations
  • Waterproofing concerns
  • Obvious or potential membrane damage (blisters, granule loss, open roof areas, heavy vegetation growth, etc.)
  • Deteriorated sealants

Types of Roofs

What is an SBS roof?

Commonly found on: residential flat roofs, commercial plazas, warehouse facilities, etc, it is highly recommended because it highly durable and can stand up to harsh weather.  It can handle expansion and contraction that happens as seasons change and it works with all types of roofing applications.

What is Built-Up Bituminous Roofing (B.U.R.)?

Also known as tar & gravel, it is commonly found on: older commercial facilities, older condominiums/apartments. This is a style of flat roof where layers of roofing felt and asphalt are combined. It can fail quickly once issues arise (i.e. splits, cracks, blisters, etc.) so repairs are done with 2-ply SBS membrane.

What is an inverted roof?

It is also known as an upside down roof system. This system is commonly found on residential condominiums, and commercial facilities. The membrane type can vary (commonly liquid rubber/liquid tar). It is a layered system over the membrane that provides UV protection.

What is an EPDM roof?

EPDM is commonly found on residential flat roofs, commercial plazas, warehouse facilities, etc. It is a single ply membrane and is not as durable as an SBS roof.  It is easily punctured by trades, wildlife and foreign objects.

What is a TPO roof?

TPO is commonly found on residential flat roofs, commercial plazas, warehouse facilities, etc. It is a single ply membrane and is not as durable as an SBS roof.  It is easily punctured by trades, wildlife and foreign objects.

What is the longest lasting roof?

Metal roofs are known for being the longest-lasting roofs.  They are commonly found on commercial facilities, condominium canopies, shared facilities, pool houses, etc. Although they are expensive to install, they are easier to maintain and last the longest.  They are becoming more popular because they can be coated to prevent loud noise in the building and are sometimes used on residential houses.
